It is very important to budget for any home improvement project, remodeling a kitchen is no exception.
a word of caution: I spent several hours exploring the kitchen remodeling costs and budgeting on the Internet to collect data for this article. I ran into a couple of sites that the square footage cost of kitchen remodeling. While I sympathize with their attempt to find an easy way to understand the remodeling cost, this type of advice is not based on reality. Remodeling jobs generally are so specific to the construction conditions and tastes of the homeowner that there is no squaring of the cost will ever be realistic. I also ran into many sites that did not give any information on establishing a budget, but it basically explains Hanley Wood's Remodeling costs in relation to the value of a report that is published every year. You are much better visit costs in relation to the value of online report and evaluation of the results for yourself.
Like everything else in this world kitchen remodel is going to cost more than you thought it would and the sky is the limit on what can cost, depending on your taste. There are many factors that go into determining the remodeling budget.
There are several sites on the Internet you can go to help establish a basic budget number to start with. My personal recommendation is to Remodeling Magazine's cost in relation to the value of the report that was issued by region and major city every year. really nice thing about this report is to provide a description of the "average" project, so you can evaluate if your kitchen remodel will fall above or below the benchmark. I also find their average price to be an accurate reflection of prices for our company, so it is recommended to clients before I even meet with them to investigate this report they are more likely to establish a realistic budget we can work within them to give a fantastic kitchen.

While Remodeling Magazine report is very useful, it is still very much one size fits all approach to establish a budget. Keep reading if you want to try to hone their numbers a bit.
Get out a pad and paper and jot down a few notes on each factor as you go through this list:
factor-1 Home Value take into account not only what you think your home is worth, but the value of similar homes in your neighborhood that have already been updated. My favorite sites to check home values is zillow.com, simply enter your address and you will get an interactive map with home values and other information listed right on the map. Take note of homes that are similar in size as you, they bought recently, but have a higher value, then peek in their windows to see what the house looks. Ok, seriously, I was just kidding. If you do not know maybe it's time to meet neighbors and ask for a quick tour.
2 Wow Factor! - It has everything to do with their goals and motivations. Write down every motive that is important to you in the kitchen remodel. Here are some possible examples: the kitchen was falling apart. You love to cook and does not seem to fit. You love to entertain and want to open the kitchen as a place to gather. Do you want a kitchen that wows your guests. You're getting ready to sell your home and the kitchen is a sticking point with customers ... Now that you have your list, estimate the most important motivation and relist them in the motivational sequence. Imagining your budget starting in the "middle" to take note of which factors can move the budget up or down ... ie want remodel can boost sales by moving down the budget, remodeling to wow the customer may max it out ... etc.
by 3 Did someone say the AGA? - List any "must haves" for a kitchen remodel it is worth it for you. Possible examples: granite counters, island with extra sink, second dishwasher, commercial quality gas range, etc.
Longevity Factor 4-Make the best of your abilities length of time you plan on owning a home.
Factor 5 is important to determine what percentage of the size of your home including your kitchen. sampling of more than 100 modern home floorplans 1000-3000 square foot house has published the average kitchen Area to be 7% of home square footage. If your kitchen is bigger or smaller than this average, you may have to increase or decrease your budget accordingly.
Factor 6 Layout-If you already know you're going to want to sink moved, island sink he moved to interior wall and exterior doors added, then you need to add money to your budget and beyond štoosnovni facelift would cost.

Factor 7-financing to determine the maximum amount of money you can afford to spend. If you finance your project, you can calculate what the lender is likely to lend you. Lenders want to see your debt to income ratio (DTI) of.36 or less. Your DTI was founded by getting all your monthly debt obligations (credit card payments, auto loans, mortgages, etc.) and divide your monthly income. To determine your maximum monthly debt multiply.36 certain times your monthly income. Now subtract your current monthly debt from that number and have a maximum monthly budget. Putting it all together
key to determining the budget is finding the percentage of the value of your home you should use the budget as a guideline. While researching this article I ran across a recommendation for the use of percentages ranging from 10% to 25% of the value of the house. For a kitchen remodel of a substance which includes new flooring, appliances, cabinets, sink / faucet, lighting and electrical bring to the code can not find anything less than 15% would be very suspicious of. I suppose the one million U.S. dollars home 10% would be a workable budget, but to 200k 20k house budget is marginal at best for a full blown kitchen remodel.
If the resale value is important for you it is wise to keept the price of your kitchen renovation project within 20% of the current value of your home. Staying within this range ensures that most of the new kitchen is the cost of returns in the home increases the value immediately and the remainder of price returns to be filed within five years as your home appreciates.
Ok, let's run through an example. Keep in mind, there is no exact formula here. We simply do our best to be as informed as possible and make educated decisions about how much to spend on our kitchen remodel.
For our example let's use my house. This is a 50-Cape Cod with a modest square footage of 1500.
factor 1 value: Zillow gives me an estimated value of $ 167,500, however, I notice Zillow has not yet been updated and are single family homes that have recently been built in a field behind us with a starting price of $ 270 k. Zillow also our square footage listed on the 1200th It seems that the previous owner was a little remodeling without a permit. I'm going to base my budget at a cost of 180k, which is similar to other houses in the neigborhood are the same size.
Factor 2 Goals: My wife and I love to entertain guests. To kitchen remodel worth for us, we lose the interior wall to open kitchen and dining place for the living room. I'm going to add 1% to budget for it.
Factor 2 Goals: My wife and I love to entertain guests. To kitchen remodel worth for us, we lose the interior wall to open kitchen and dining place for the living room. I'm going to add 1% to budget for it.
...Longevity Factor 4: We are planning to stay at our house at least 4 years. As a rule of thumb is that it takes five years for most remodeling appreciate and compensate for all of your expenses. Since you will probably be here for at least 5 years I am not going to penalize the budget, but since there is a good chance that we will move right around 5 years I am not going to increase as I would if we were staying much longer.
Factor 5 Size Kitchen: Our kitchen is about 140SquareFeet (SF). It is more than 9% in the SF of the house, 2% above average. Obviously, this kitchen will require some additional material and cabinets. I will go up 1% of the budget for it, I hope that is enough.
Factor 6 Layout: We will change the look of our kitchen quite extensively. We currently have hotplates peninsula. the range is going to go to differnet wall and machine will move to the peninsula, although we could ditch the peninsula, move the refrigerator and add the island instead. About the only thing that will not move the sink. I'm going to add another 1% on my budget, again in the hope of $ 1,800 (1% of our 180k value) is enough to cover electrical and plumbing changes.
For my database I will use 20%. As I mentioned before, there are going to be people who will argue with me about it, but going lower not often leave you with a workable budget numbers for a full blown kitchen remodels. I have added 4% based on my above-mentioned factors. I set my zillow.com estimated value of a home for 180k on the basis of comparable surface area and values of other homes around me. It gives me a working budget of 24% x 180k = $ 43,200 When I compare this to the Cost Vs. Value Report shows that in the Middle Atlantic Region Major Kitchen Renovation is $ 59, 098th It looks like my budget could be a bit low, especially because I really wanted granite countertops and cost Vs. Value specs call for laminate tops. On the other hand, my kitchen is considerably less than their precedent 200SF, so I think I'll go with my budget numbers and see what my contractor can do for me in this budget.
Note that I ignored Factor 7 available resources. Obviously Factor 7, or makes or breaks the budget numbers and there is no point in discussing it here.
Good luck with your kitchen remodeling project!
